Gridspace
Locate

Your dead space might be grid infrastructure.

Parking perimeters, loading docks, rooftops, buffer strips, billboard bases, empty back lots. If it's near a constrained feeder, it has value you can't see. We can.

Takes under a minute. You'll get a preliminary band, three plain-language reasons, and a caveated revenue range.

What we're looking for

Eight site types from our ontology. Each one has a reason it works โ€” and a reason it might not.

๐Ÿญ

Industrial rooftops

Why it works

Big flat plates, heavy electrical service, single owners. Watch for: structural load capacity and roof age.

๐Ÿ“ฆ

Self-storage yards

Why it works

Fenced, secure, low-traffic land with simple ownership. Watch for: feeder capacity at the edge of town.

๐Ÿ…ฟ๏ธ

Parking perimeters

Why it works

Underused strips that don't cost a single space. Watch for: setback and sight-line requirements.

๐Ÿชง

Billboard bases

Why it works

Odd parcels already zoned for infrastructure, often grid-adjacent. Watch for: tiny footprints limit system size.

โ›ฝ

Defunct gas stations

Why it works

Corner lots with utility service and commercial zoning. Watch for: environmental remediation history.

๐Ÿ›๏ธ

Armories & civic buildings

Why it works

Reinforced floors, high ceilings, public owners open to equity. Watch for: historic designation and civic attachment. Read the full dossier โ†’

๐Ÿš†

Rail-adjacent industrial

Why it works

Industrial zoning, buffer land nobody else wants. Watch for: right-of-way agreements.

๐Ÿ’ง

Water & wastewater facilities

Why it works

Huge steady loads, municipal owners, resilience value. Watch for: procurement timelines.

Don't see yours? The list grows every month. Screen it anyway โ€” half of what we find, we weren't looking for.

Your three options

Lease the space

Predictable annual rent. No capital, no operating role. The developer carries the risk.

Best if: you want certainty.

Take an ownership share

Lower or no rent, in exchange for equity in the asset. Higher upside, real risk. Popular with municipal and community owners.

Best if: you believe in the site and can wait.

Sell or option the parcel

Exit entirely, or grant an option while the developer completes diligence.

Best if: the parcel isn't core to you.

What you're agreeing to

How long is the term?

Typically 15โ€“25 years, matching the useful life of the system. Shorter terms exist but reduce what a developer will pay.

What about fire?

NFPA 855 and UL 9540 govern installation. We publish the fire access and setback analysis for your site before you sign anything, and the developer carries the liability.

Will it hurt my property value or my tenants?

We show you the precedent density in your district โ€” how many similar installations have already been approved nearby, and how they were received.

What happens at the end?

Decommissioning obligations are written into the agreement, including removal and site restoration. We will not list a site without a decommissioning pathway.

Do I have to use Gridspace?

No. You can take the report and shop it. We think you'll come back, but the report is yours.

A new listing category, with the analysis already done.

Storage siting is a product most brokers can't price and most clients don't know exists. Gridspace gives you the screen, the comps, and the buyer.

Screen a portfolio

Upload a rent roll or parcel list. We return scored results in bulk.

Get the comps

Lease rates and equity structures on comparable sites, by region and site type.

Bring the buyer

Developers and funds already searching the map see your listing the day it goes live.

Commission terms are being finalized and will be published here before broker onboarding opens. Ask us directly in the meantime.

Municipal & community owners

Armories, wastewater plants, transit lots, school parking, closed landfills. Public land is some of the best storage land in the country โ€” and public owners have the strongest case for taking equity rather than rent. For municipalities โ†’

Storage is slow. Anyone who tells you otherwise is selling something. What we compress is the front half โ€” the part where most sites die.

More questions

Does screening cost anything?

No. The instant pre-screen is free with no account, and the full report is free with a free account.

Who sees my address when I screen it?

If you screen as "just curious," nobody โ€” no owner lead is created and your address is not shared. Our privacy policy covers exactly what happens to a submitted address.

What if my site fails the screen?

We tell you clearly why, and what would change it. Grid conditions change โ€” you can set an alert for your parcel.

Can I list privately?

Yes. Listings can be public, visible to verified developers only, or private โ€” just scored for you.
